What Do We Do?
We work with you to evaluate your investment lending needs and help you structure your finances for maximum flexibility and control to achieve your lifestyle goals sooner. We will review your current finances and make recommendations to help put you in a better position (if required), calculate how much you can borrow then we will compare hundreds of products from a wide panel of Australia’s leading banks and financial institutions to find the right investment loan for you. We are the middle person between a borrower and a lender and we will negotiate with the bank on your behalf to ensure you get the best interest rate. Yes, we work with clients from all over the world and the majority of our clients are spread across different states in Australia. With the convenience of Skype and online technology we are able to easily assist clients no matter where you’re located.
What do your services cost?
Our service to you is free as we are paid in the form of an upfront and trial commission from the lender that you decide to get your home loan with. This remuneration amount will be fully disclosed to you.
Are the Home Loans you offer the same as the banks?
Our home loan products are the same as what you can get from the banks – with the same fees, and charges. However, sometimes due to our relationship with lenders we can negotiate and get you a better deal. We also get special offers from time to time that the banks only make available to brokers. On top of this, we have access to a wider range of competitive products with a panel of 25+ lenders. Why wouldn’t I just go to my bank? The bank you deal with for your everyday banking may not be the best lender for you. By assessing your lender options you could save thousands of dollars in interest and in fees! Also as a property investor lenders would love you to come back and continue to use them for multiple property purchases – This is a big no no! We will teach you about this and the importance of diversifying your loans for your properties across different lenders.
How much deposit do I need?
You can purchase a property with as little as 5% deposit. However you will also still need money for buying costs which include stamp duty, legal fees, etc. For example, if you were to purchase a property for $350,000 in Victoria you would require approx. a $40,000 deposit. This depends on your situation and other factors as we do have lenders that will lend up to 97% - ask us to find out more. You may also use equity from another property as a deposit instead of using cash – we highly encourage taking this approach if you have it available and we structure this in the form of a cash out.
How much can I borrow?
When determining your borrowing capacity lenders require two things. Firstly, the size of your deposit and secondly the stability of and amount of income. Lenders are willing to lend up to 97% towards a property purchase and therefore you need to contribute a percentage plus buying costs. Lenders also want to know that you can afford to repay the loan and therefore your borrowing capacity will also largely depend on this. Contact us today for an obligation free borrowing capacity. What is Loan Mortgage Insurance?
LMI is insurance that the lender takes out to protect themselves in the event the borrower defaults on repayments, they have to sell the property and there is a shortfall in the difference. If your deposit is less than 20% (you need to borrow more than 80% of the property value) you might need to pay LMI. There are some exceptions to this – contact us today to find out more. Should I pay Loan Mortgage Insurance? LMI isn’t necessarily a bad thing as it allows you to purchase your home with a smaller deposit which gets you into the property market sooner. Most lender will allow LMI to be capitalised on your loan which means you may not need to pay the fee upfront.
